Inventory in Iron County has expanded, with active listings rising about 11% from last month and roughly 5% over the past year to 829 homes. At the same time, new listings are up month over month and year over year, and months of supply has tightened to 5.7, signaling conditions that lean toward buyers but are becoming more balanced.

Contract activity has picked up, with homes sold jumping more than 30% from May and more than 19% compared with last year, while pending sales also show steady year-over-year growth. Homes are taking longer to go under contract, however, with the median days on market climbing to 58 days and increasing sharply from a year ago, suggesting buyers have more time to make decisions.

Prices are adjusting to this mix of stronger sales and higher inventory, as the typical home value in Iron County is down from May but still sits about 5% above last year at around $439,000. Compared with the Utah state median of about $534,000, local prices are more affordable, and the average sale-to-list ratio just over 99% indicates sellers are still achieving near their asking prices.
