City of Charlottesville had 106 new listings and 70 listings that went under contract in April, increasing the area’s total available inventory to 120—up 41.18% from the previous month. Inventory is projected to have further increased in May.
Of those 120 active listings, 37.5% reduced their price in the month of April. The median listing price for homes in City of Charlottesville fell 7.73% from March to April, bringing the current median listing price to $507,500. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In April 2025, the median time for a listed property to go pending was 8 days, compared to 8 days in April 2024.
