The market gauge sits near the middle, and months of supply is at 2.4, close to the statewide level of 2.8 in Virginia. A typical home value of about $563,000 is slightly lower than a year ago, reflecting modest price softening.

Several indicators help explain why the market is in this middle ground. Active listings are up more than 25% year over year to 781, giving buyers noticeably more options than last June, while new listings have jumped more than 50% over the same period. At the same time, homes sold climbed 19% year over year, showing that demand is still solid even as inventory grows. Pricing power has cooled somewhat, with the share of homes selling above list dipping to about 26% and the average sale-to-list ratio just under 99%.

Time on market has lengthened, with the median days on market rising sharply to 17 compared to a year ago, which means sellers may need to be more patient and strategic. Yet about one-third of homes still go under contract within two weeks, signaling that well-priced properties can move quickly.
