Lynchburg’s rolling three-month data shows softening prices compared with a year ago, even as activity stays solid. The typical home value is down about 6 percent year over year, and homes sold dipped around 5 percent. Inventory is also slightly lower than last year, with active listings down just over 3 percent.
In the most recent rolling period ending in June 2026, sellers are still seeing strong interest but with more balance than in prior years. Homes are taking longer to sell than a year ago, with median days on market up about 52 percent to 18 days, and months of supply has risen more than 35 percent to 2.4 months, signaling more options for buyers even while the area holds a seller’s market label.
Listing dynamics highlight this transition. The share of homes selling above list price is roughly flat year over year at about 30 percent, and the average sale-to-list ratio has edged slightly lower to just under 99 percent, suggesting buyers have a bit more room to negotiate. At the same time, over half of homes still go off market within two weeks, and there were 340 sales against 446 new listings in the latest period, underscoring steady turnover.
