December’s finalized data reported the typical value of a home in the county to be $438,200—up 143.44% over the previous 12 months. For comparison, state-level data pegged home values at $450,800 in Virginia for the most recent reporting period. That number is expected to float around $448,300 in January.

Surry County had 5 new listings and 8 listings that went under contract in December, increasing the area’s total available inventory to 21—up 5.0% from the previous month. Inventory is projected to have further increased in January.

Of those 21 active listings, 4.76% reduced their price in the month of December. The median listing price for homes in Surry County fell 52.92% from November to December, bringing the current median listing price to $180,000. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In December 2025, the median time for a listed property to go pending was 34 days, compared to -8 days in December 2024.
