Inventory and contract activity in Surry County shifted notably in May 2026, with 32 active listings, up from April but still below last year. Homes going under contract increased sharply year over year, as pending sales jumped nearly 65 percent even though closed sales dipped from the prior month.

Pricing has been adjusting to these dynamics, with the typical home value down more than a third from a year ago and off about 16 percent from April. List prices, however, are still running nearly 6 percent higher than last year, and the average sale-to-list ratio has eased slightly to just under 98 percent, suggesting buyers have gained a bit more negotiating room.

Time on market has lengthened considerably, with the median days on market rising to 120 days compared with much shorter periods earlier in the year, even as months of supply sits at 3.8 and the area is still classified as a seller’s market. Compared with Virginia overall, Surry County has lower prices and somewhat more supply than the state’s 2.6 months, creating a different balance of leverage between buyers and sellers.
