Inventory in Pierce County has thinned slightly month over month, with active listings down a bit while still running more than 12 percent higher than a year ago. Contract activity has cooled more sharply, as pending sales have fallen nearly 20 percent from last month and are down by a similar share compared with last year, signaling slower buyer follow-through.
Prices are holding relatively firm despite this softer contract flow, with the typical home value up just over 4 percent year over year even as the median list price has dipped almost 5 percent from August. Homes are taking longer to sell, as the median days on market has jumped from 22 to 33 in a month and months of supply has climbed to 3.6, an increase of more than 80 percent from a year ago and a sign of more balanced conditions.
Compared with the broader Washington market, Pierce County’s home values are now only slightly below the statewide median while months of supply is roughly in line, underscoring its neutral market status.
