Inventory in Pierce County has expanded meaningfully, with active listings up more than 14% year over year to 3,894 and supply rising to 2.7 months, still leaner than Washington’s 3.2 months. Buyer activity is holding up, as homes sold are roughly flat compared with last year while pending sales are up just over 5%.

Pricing is adjusting to this additional supply, with the typical home value down slightly year over year and off nearly 3% from April. At the same time, sellers are still testing higher price points, as the median list price is about 3% higher than a year ago and the average sale-to-list ratio is hovering right around 100%.

Pace has shifted compared with last spring, with median days on market rising sharply year over year even though homes now go under contract in a quick 12 days on average and more than half are off the market within two weeks. With roughly a third of sales still closing above list price, conditions favor informed pricing and strong negotiation, so both buyers and sellers can benefit from Agent Pronto’s help in finding the right local real estate agent.
