Skagit County currently sits in a neutral market, with conditions balanced between buyers and sellers. Months of supply is at 3.7, matching the statewide level and indicating neither strong seller nor strong buyer leverage. A median of 30 days on market, up nearly 58 percent from last month, also points to a pace that has eased from early-summer highs.
Prices are still moving upward even as the pace moderates. The typical home value is up about 9 percent year over year and jumped nearly 13 percent just since August, while the median list price is up around 5 percent compared with last year. Inventory has grown over the past year, with active listings up more than 15 percent annually, yet sales volume has edged slightly lower, with homes sold down about 2 percent year over year and pending sales down about 22 percent.
Seller leverage has cooled notably from spring levels. Only about 18 percent of homes are selling above list price now, down sharply from over 30 percent in early summer, and the average sale-to-list ratio has slipped to about 97 percent. At the same time, new listings have dropped nearly 20 percent month over month and more than 9 percent year over year, which could matter for buyers watching future choices.
