Skagit County is currently tilted toward sellers, with the market gauge at 33 out of 100. Months of supply has climbed to 3.6, still slightly above the statewide 3.2 months but generally consistent with a moderate seller’s market. Typical home values sit near $613,000, almost unchanged from a year ago.

Conditions have shifted as more homes come onto the market and buyers take a bit longer to commit. Active listings are up about 27 percent year over year, while months of supply has more than doubled in that time, giving shoppers more options than last spring. Homes now spend a median of 14 days on the market, much higher than a year ago but still relatively quick, and about 39 percent go off market within two weeks.

Pricing power shows a more nuanced picture for both sides. Median list prices are up just over 4 percent from last year, yet only about one‑third of recent sales closed above list and the average sale‑to‑list ratio is holding just under 100 percent. At the same time, the number of homes sold in May is down roughly 10 percent year over year even as pending sales have risen, suggesting some deals are taking longer to close.
