Year-over-year, Seattle’s rolling three-month numbers show prices edging down while inventory inches up. The typical home value is down a bit from last year, and the median list price is also slightly lower. At the same time, active listings are up compared with a year ago, giving buyers more options than they had last fall.
Looking at the latest rolling three-month period ending in September 2026, supply has loosened notably. Months of supply has climbed to about four months, more than doubling from a year earlier, while median days on market held at 19 days, matching last September but longer than the brisk pace seen this spring. Only about 21 percent of homes are now selling above list price, down sharply from the higher shares seen in 2024, and the average sale-to-list ratio has dipped just under 100 percent, signaling fewer bidding wars.
Activity has cooled in terms of sales volume, with homes sold and pending sales both down double digits year over year even as new listings have ticked slightly higher. This mix of softer demand and higher inventory creates more room for negotiation, yet the market gauge still points to conditions that lean toward sellers overall.
