Sudden Valley’s rolling three-month snapshot through June 2026 shows activity picking up while inventory stays relatively lean. Active listings are nearly flat compared with a year ago, yet homes sold are up more than 26 percent year over year, pointing to stronger buyer follow-through. Pending sales are also slightly higher than last year, and just two months of supply keeps conditions tilted toward sellers.

With around 60 percent of homes going off the market within two weeks, buyers face time pressure while sellers navigate pricing strategy in a still-firm seller’s market.
