Inventory in Whatcom County expanded in May, with active listings up sharply from last month and also higher than a year ago. Even with more homes on the market than the Washington state average relative to sales, months of supply tightened to 2.9, keeping conditions tilted toward sellers.

Contract activity picked up notably, as homes sold jumped more than 30 percent from April and pending sales climbed at a double-digit pace month over month. Buyers are moving quickly when they see the right property, yet the typical home now spends 13 days on market, far longer than the very fast pace seen a year earlier.

Pricing is responding to this mix of stronger demand and rising options. The typical home value in Whatcom County increased month over month and sits modestly higher than a year ago, while the median list price has edged down compared with last year, pointing to some pricing discipline from sellers. About 42 percent of homes are still selling above list, and the average sale-to-list ratio remains just under 100 percent, signaling limited room for deep discounts.
