Northeast Tacoma’s rolling three-month snapshot shows more homes available and a slower pace of sales. Active listings are up compared with last year and months of supply has roughly doubled to 4.3 months, signaling more options and a shift toward balance.
Contract activity is softer than a year ago, with homes sold down more than 20 percent year over year and pending sales also lower. Even with this cooler demand, nearly half of listings still go off market within two weeks and the median days on market is only 8, so well-priced homes continue to move quickly.
Pricing is adjusting to these conditions, as the typical home value over the rolling period is down about 10 percent year over year and median list prices are also trending lower.
