Inventory in Federal Way has expanded in this rolling three-month view, with active listings up more than 13% year over year and new listings rising nearly 20%. At the same time, months of supply has climbed to about 2.3 and is up roughly 47% from a year ago, signaling more options even though conditions still favor sellers.

Contract activity is also stronger than a year ago, as homes sold have increased by about 3% and pending sales are up just over 3%. Despite the added supply, buyers are moving relatively quickly, with a median of 12 days on market, though that is much longer than a year ago and points to a slightly less frenzied pace.

Prices are holding fairly steady in this environment, with the typical home value close to $608,000 and essentially flat year over year, while the median list price is up around 4%. Sellers are still pricing confidently, supported by an average sale-to-list ratio just under 100% and about one-third of sales closing above the asking price, and buyers can leverage the extra inventory and longer marketing times in their negotiations.
