Shannondale home values have pushed higher over the past year, with the typical sale price up about 8 percent in this rolling three-month view. Listing prices, however, are down slightly year over year, easing by roughly 4 percent. That gap between higher sale prices and softer list prices suggests buyers and sellers are still negotiating closely.

Recent activity has clearly picked up.
