Year over year, Big Bend’s rolling three-month home values have moved higher, with the typical home value up about 15 percent. At the same time, the median list price is down sharply from a year ago, suggesting sellers are pricing more conservatively even as values rise.
Inventory has tightened considerably in this rolling three-month view, with active listings down more than 70 percent and new listings falling by roughly two-thirds compared with last year. Homes sold are also down nearly 60 percent year over year, so fewer properties are changing hands even as the market still leans toward sellers.
Looking at the latest period ending July 2026, only two homes sold and just two are actively listed, highlighting how limited choices are for buyers. Homes are spending a median of 28 days on the market, and about half of recent sales closed above list price with an average sale-to-list ratio just over 100 percent, so accurately priced homes can still attract strong offers.
