Oregon’s rolling three-month numbers show home values climbing compared to last year, even as listing prices trend lower. The typical home value is up more than 16% year over year, while the median list price is down about 9%. Homes sold have increased roughly 7% from a year ago, pointing to stronger buyer activity despite the pricing shifts.
Looking at the latest rolling three-month period ending in July 2026, inventory is relatively lean, with about 2.2 months of supply and 129 active listings. New listings are down more than 10% year over year, yet pending sales are slightly higher than last year, signaling that buyers are still moving quickly on available homes.
Conditions also reflect a market that is active but a bit less intense than in prior years. The median days on market is 52, and about 37% of homes go off the market within two weeks. Roughly 31% of sales close above list price, and the average sale-to-list ratio is just over 100%, indicating most sellers are getting very close to their asking price.
