Pierce County is seeing notable year-over-year growth in prices, with the typical home value up more than 20 percent compared to last May and now near $429,000. Compared with the broader Wisconsin market, local values sit well above the state’s median sale price, highlighting a relatively stronger pricing environment.

In the latest monthly snapshot for May 2026, inventory and activity have both picked up, with active listings up over 21 percent from a year ago and new listings up nearly 38 percent. Pending sales have climbed even faster, rising about 42 percent year over year, which indicates that demand is keeping pace with the additional supply.

Conditions still lean toward sellers, as reflected in a seller’s market gauge and a months-of-supply figure of just 2.3, even after a sizable increase from last year. At the same time, buyers face a market where just over half of recent sales closed above list price and the average sale-to-list ratio edged above 101 percent, so strong offers matter. Homes are taking longer to sell than a year ago, with median days on market jumping sharply, giving some buyers a bit more time to decide.
