Compared with a year ago, St. Paul’s rolling three-month home values have edged down slightly, with the typical home value off about 2 percent even as the median list price is up roughly 2 percent. Buyer activity has grown over the same period, as homes sold and pending sales have each risen around 10 to 13 percent year over year, signaling steady demand despite softer prices.

From a supply standpoint, active listings are up more than 17 percent year over year while months of supply has inched higher to 2.3, still solidly in seller’s market territory. Homes are taking longer to sell than a year ago, with the median days on market increasing sharply to 22 days, yet more than half of listings still go off the market within two weeks.

Looking at the latest rolling three-month snapshot through May 2026, the median sale price is about $304,000 and the average sale-to-list ratio is just over 100 percent, indicating that many homes are still selling very close to asking price.
