Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year over year, Price County’s typical home value has fallen sharply, even as list prices have climbed. The median sale price is down significantly from last June, while the median list price is up more than 20 percent. Compared with the state overall, Price County’s typical home value sits well below Wisconsin’s median.

Looking at June 2026 specifically, sellers are asking a median of about $321,000, and active listings are up slightly from last year. New listings jumped more than 30 percent year over year, yet homes sold dipped modestly, suggesting buyers have more options to consider and are taking their time.

Conditions have shifted toward a slower but still seller-leaning market, with months of supply more than doubling from last year to 6.6, versus 2.9 statewide. Homes are spending a median of 65 days on market, a steep drop from earlier in the year, and nearly 17 percent are closing above list price as the average sale-to-list ratio edges above 96 percent. Pending sales have surged compared with both last month and last year, pointing to steady buyer interest even amid pricing volatility. With these mixed signals, both buyers and sellers in Price County can benefit from an Agent Pronto–recommended real estate professional to help them navigate local trends and negotiate effectively.

Learn more about what Price County has to offer.

Price County offers residents a welcoming, vibrant community with abundant outdoor recreation, strong local services, and a close-knit, hometown feel.

Price County feels distinctly quieter and more open than nearby areas like Marathon County or Oneida County, with miles of forest, lakes, and small towns that keep a strong sense of local identity. Communities such as Phillips and Park Falls are shaped by outdoor life, from fishing and hunting to snowmobiling and ATV riding, yet still offer everyday conveniences and close-knit neighborhoods.

Residents take pride in their public spaces. The shores of Lake Duroy and Elk Lake near Phillips provide easy access to boating and walking paths, while golfers appreciate Park Falls Country Club. Outdoor enthusiasts seek out the Flambeau River State Forest for paddling, camping, and hiking. Families value resources such as School District of Phillips and Chequamegon School District, and community programs through the Price County UW–Extension help connect residents with local events and education.

With a mix of modest in-town homes, rural acreage, and waterfront properties, understanding each community and its micro market is essential. Inventory can shift quickly depending on season, recreational demand, and second‑home interest from nearby regions like Wausau and Rhinelander. Whether you are planning to sell a long‑owned family property or hoping to buy before the next season starts, working with the right local expert and preparing early is key. Agent Pronto can connect both buyers and sellers in Price County with an agent who understands how to time and navigate this unique market.
