Year-over-year, Blount County’s pricing has climbed notably, with the typical home value up more than 16 percent to about $279,000 in May 2026. At the same time, homes are taking far longer to sell than a year ago, as median days on market have surged and months of supply has risen sharply to 5.1, signaling more balance between buyers and sellers.

In the latest monthly snapshot, supply and activity are both cooling, with active listings down about 13 percent and homes sold falling nearly 34 percent from a year earlier. Fewer sales, fewer new listings, and longer market times mean buyers may have more room for negotiation even though only about 14 percent of homes are closing above list and the average sale-to-list ratio sits near 98 percent.
