Pricing is softening in response to this slower contract flow, as the typical home value dropped more than 14 percent from April and now trails the Alabama median sale price. At the same time, the median list price has also moved down noticeably from last month but still sits a bit higher than a year ago, suggesting sellers are recalibrating expectations rather than cutting deeply.

Market pace has shifted, with median days on market plunging from 134 in April to 69 in May even as months of supply jumped to about 8, well above the state’s 4.6 months. Because no recent sales closed above list price and the average sale-to-list ratio sits just under 97 percent, buyers are seeing more room to negotiate while sellers must price precisely to attract offers.
