October’s finalized data reported the typical value of a home in the city to be $200,000—down 68.35% over the previous 12 months. For comparison, county-level data pegged home values at $409,500 in Matanuska-Susitna Borough for the most recent reporting period. That number is expected to float around $414,250 in November.
Willow had 7 new listings and 5 listings that went under contract in October, decreasing the area’s total available inventory to 30—down 9.09% from the previous month. Inventory is projected to have further decreased in November.
Of those 30 active listings, 26.67% reduced their price in the month of October. The median listing price for homes in Willow fell 50.82% from September to October, bringing the current median listing price to $209,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In October 2025, the median time for a listed property to go pending was 27 days, compared to 41 days in October 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this November.
