Apache County is currently tilted strongly in favor of buyers, with the market gauge sitting firmly in buyer’s market territory. Months of supply is high at 8.6, nearly double Arizona’s 4.4 months, signaling plenty of inventory relative to demand. Homes are also taking a long time to sell, with a median of 204 days on market.

Prices have been easing back, which reinforces the buyer-leaning conditions. The typical home value is down more than 25% compared with a year ago, and the median list price has fallen by roughly 13% year over year. At the same time, sellers are bringing more properties to market, with new listings up over 30% from last year and about 50% from the prior month.

Despite more options for buyers, closed activity has softened and pending sales are down more than 30% from a year ago, showing some hesitation on the demand side. Only about 13% of homes are selling above list price, and the average sale-to-list ratio is just under 97%, suggesting buyers often have room to negotiate. With active listings up from last month but homes sold down versus last year, understanding pricing and timing is critical.
