Apache County currently leans toward buyers, with a market gauge of 73 indicating plenty of leverage on the demand side. Months of supply sit at 7.9, well above Arizona’s 4.6 months, pointing to generous inventory. Active listings have grown about 19 percent over the past year, giving shoppers more options across the county.

Prices show a mixed picture for June 2026. The typical home value is up around 13 percent year over year, while the median list price is actually down more than 10 percent from last year, suggesting sellers are pricing more cautiously to attract offers. Homes sold rose about 15 percent annually, and pending sales jumped more than 38 percent, signaling that well‑priced properties are still drawing strong interest.

New listings are higher than a year ago even after a monthly pullback, and the share of homes selling above list has climbed to roughly 27 percent, up notably from last year. Homes are still taking time to sell with a median 58 days on market, but that’s a sharp improvement from just a month earlier and months of supply has been cut in half month over month.
