Flagstaff’s rolling three-month snapshot shows more homes coming on the market, even as overall activity runs slightly below last year. Active listings sit around the mid-500s, down about 8% year over year, while new listings are nearly flat compared with a year ago. Homes going pending and sold have both dipped roughly 5% to 8% versus last year, suggesting demand has eased from earlier peaks.

Pricing has held relatively firm in this environment. The typical home value over the latest three-month period is just under $710,000, down a few percent from a year ago but higher than late 2023 levels. List prices are edging up year over year by about 2%, and the average sale-to-list ratio is close to 99%, indicating buyers are still paying near asking prices.

Conditions still tilt toward sellers, with months of supply at about 4.1 and just over one in five sales closing above list price. Homes are taking longer to sell than in some past springs, with a median of about a month on the market, and just over a third are going under contract within two weeks.
