Inventory in Flagstaff has inched up in this rolling three-month view, with active listings up about 2 percent year over year and months of supply jumping from under 3 a year ago to 4.2 now. Even with more homes available, contract activity has cooled, as homes sold are down about 17 percent and pending sales are down a similar 16 percent compared with last year. New listings, however, are actually up more than 10 percent year over year, suggesting more owners are testing the market even as buyers proceed more cautiously.
Pricing has been firm despite the slower pace. The typical home value is up a little over 2 percent from a year ago, while the median list price has climbed about 6 percent in the same period.
Days on market tell a more nuanced story, with the median time to go under contract now at 43 days, notably longer than the 27 days seen a year ago but shorter than earlier this spring. Only about 17 percent of recent sales closed above list price and the average sale is coming in just under 99 percent of asking, hinting that buyers have a bit more room to negotiate than in past years.
