Coolidge currently tilts toward sellers, with the market gauge showing a seller’s market despite some cooling trends. Homes are taking a median of 65 days to sell in the latest rolling three-month view, only slightly faster than a year ago. At the same time, months of supply has climbed to 4.3, up sharply from last year, suggesting buyers have more options than before.
Pricing has eased compared with a year earlier. The typical home value over the past three months is down about 4 percent year over year, and median list prices have fallen by a similar amount. Fewer buyers are bidding above asking, with the share of homes sold over list dropping to about 10 percent from more than a quarter two years ago.
Sales activity has slowed notably in this rolling three-month period. Homes sold are down roughly 26 percent from last year, and new listings and pending sales have also declined by double digits, pointing to a quieter pace on both the buying and selling sides. Even with softer demand, active listings are still about 19 percent lower than a year ago, which helps keep some leverage in sellers’ hands.
