Year-over-year, Oro Valley’s rolling three-month data shows prices holding fairly steady while activity ticks up. The typical home value edge down about 1 percent from last year, yet homes sold increased by nearly 9 percent and new listings rose just over 7 percent. Pending sales climbed more than 15 percent, pointing to stronger demand than a year ago.
Looking at the latest rolling period through September 2026, buyers are seeing more options but also more time on the market. Active listings are slightly higher than last year, and months of supply sits at 4.3 months, down notably from the higher levels seen in late 2025 but still above the very tight conditions of 2023.
Homes are taking longer to sell, with the median days on market up to 82 compared with around 61 days a year ago, giving buyers more breathing room to make decisions. Only about 9 percent of homes sold above list price in the latest period, down from the peaks in 2024 and roughly in line with the modest average sale-to-list ratio of 97.6 percent. Despite that, the area still leans toward sellers overall, with a seller’s market gauge reading of 25 and 236 homes closing over the past three months. “Achieved flawless execution . Yolanda was just amazing overall. As I was no longer in the local area, I relied solely on Yolanda’s expertise and it proved exceptional. To get the house ready for sale, she was able to point me to well valued workers for whatever was needed, while able to point out things that could be put off to save money. Then, to get the house ready for the listing itself, she set up a beautiful staging that really complimented the property. This made the listing photos look great.
