Inventory in La Paz County has expanded sharply over the past year, with active listings up nearly 78 percent even as they edged down slightly from March to April. Contract activity is mixed, as homes sold jumped more than 39 percent year over year while pending sales more than doubled, yet new listings fell sharply from the prior month.

Pricing is adjusting to this looser backdrop, with the typical home value down about 17 percent compared with a year ago and slipping from March to April. At the same time, sellers are asking more on average, as the median list price is up modestly year over year and surged month to month, creating a notable gap between asking prices and closed values.

Signs of a slower pace are clear, with median days on market soaring to 122 days and months of supply at 6.5, well above Arizona’s 4.4 months and consistent with the area’s buyer’s market label. Very few homes are selling above list and the average sale-to-list ratio sits just over 92 percent, so negotiation remains a meaningful factor in getting deals done.
