San Gabriel’s rolling three-month data through May 2026 shows notable year-over-year cooling. The typical home value is down sharply, with median sale prices off nearly a quarter from a year ago. At the same time, active listings have fallen more than 60 percent compared with last year, pointing to far fewer options for shoppers.

At the listing stage, prices have eased only slightly year over year, with the median list price down about 5 percent, even as homes sold above asking have dropped to zero. Buyers are also seeing a very different pace than last spring, as median days on market have surged to 79 days, up dramatically from a year ago. Compared with the wider Tucson market, San Gabriel’s prices sit lower, but inventory is tighter and months of supply are roughly half of Tucson’s, reinforcing its seller’s market label.

Looking at the latest three-month window, only three homes sold and three new listings came on, underscoring how thin activity has become. Months of supply has compressed to just over two months, down more than 50 percent from last year, which can support pricing even amid softer demand. With an average sale-to-list ratio around 97 percent, negotiations still matter for both sides.
