Homes in San Clemente are taking longer to sell in this rolling three-month view, with the median days on market at 113 days. That pace is much slower than a year ago, when homes typically moved far more quickly, signaling that buyers have more time to make decisions.

Even with slower timelines, prices are elevated. The typical home value is up sharply year over year, rising more than 49 percent, while the median list price has dipped slightly compared with last year. Months of supply sits at 2.7, well below the broader Tucson market’s 4 months of supply, which points to tighter inventory locally.

Activity levels show a mix of strength and constraint. Homes sold are up over 20 percent from a year ago, and pending sales have also increased, even as new listings have fallen by nearly half. Only 12 active listings are on the market in this period, down about a third year over year, and no recent sales closed above list price, with an average sale-to-list ratio near 98 percent.
