Year-over-year, Yuma County’s home values have been essentially flat, with the typical home value edging down less than 1 percent even as Arizona overall inched up. Listing prices have softened a bit more, slipping around 2 percent from last year, suggesting sellers are adjusting expectations.

July’s snapshot shows a typical home value of about $314,000 and a median list price near $324,000, keeping a modest gap between asking and selling prices. Homes are spending much longer on the market than a year ago, with median days on market up sharply to 77 days, a clear sign that buyers have more time to decide.

Supply and sales dynamics also point toward a cooler environment for sellers. Months of supply has climbed to 6, well above the state’s 4.5 months, while homes sold in July dropped more than 25 percent year over year even as pending sales ticked up compared with last year.
