Conditions on timing have shifted noticeably, with the median days on market now sitting in the mid-40s compared with much quicker sales a year ago in this same rolling period. Even with homes taking longer to go under contract, a sizable share still goes off the market within two weeks, underscoring the importance of strong pricing and preparation.
