Downey’s rolling three-month housing snapshot shows limited inventory and steady movement into contract. Active listings are down nearly 10% year over year, while new listings have fallen more than 19%, signaling fewer options coming to market. Even with that tighter supply, homes sold have increased almost 10% from a year ago, and pending sales are up nearly 5%, indicating solid buyer demand.

At the same time, months of supply has dropped sharply to about 1.6 months, reinforcing Downey’s position as a seller’s market and suggesting that available homes are being absorbed quickly.

Homes are also moving faster, with the median days on market down noticeably from a year ago, and nearly 54% of properties now selling above list price compared with less than half a year ago. The average sale-to-list ratio has edged above 100%, meaning many sellers are achieving slightly more than their asking prices.
