Months of supply sits at 2.7 in this rolling three-month view, pointing to limited inventory relative to demand. Homes are typically spending 43 days on the market, indicating that properties are not lingering for long.

Viewed over the latest three months ending in April 2026, home values are slightly higher than a year ago, with the typical home value up about 2 percent year over year. Buyer activity has also nudged upward, as homes sold rose roughly 7 percent compared with the same time last year, while pending sales were essentially flat. At the same time, new listings fell nearly 9 percent year over year and active listings were down about 8 percent, reinforcing the sense of tighter supply.

Pricing dynamics show sellers still hold some leverage, but less than in previous years. About one-third of homes sold above list price in this period, down from much higher shares seen in 2023, and the average sale-to-list ratio sits just under 100 percent. The longer time on market compared with last year suggests buyers have gained a bit more breathing room, even as limited supply supports values.
