January’s finalized data reported the typical value of a home in the neighborhood to be $1,450,250—down 17.36% over the previous 12 months. For comparison, city-level data pegged home values at $975,000 in Los Angeles for the most recent reporting period. That number is expected to float around $952,500 in February.
Encino had 150 new listings and 110 listings that went under contract in January, increasing the area’s total available inventory to 193—up 2.66% from the previous month. Inventory is projected to have further increased in February.
The median listing price for homes in Encino grew 10.35% from December to January, bringing the current median listing price to $1,764,500. Based on projected data for February, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
