Year-over-year, Encino’s rolling three-month home values have inched higher, with the typical home value up about 7 percent while the broader Los Angeles city median has dipped slightly. Homes are also selling more frequently than a year ago, with closed sales up nearly 10 percent and pending sales surging over 30 percent.

In the latest three-month window through May 2026, buyers are seeing more options, with about 485 active listings and roughly 271 new listings coming to market. Supply has eased to around 6.4 months and the median list price has climbed nearly 17 percent from a year earlier, signaling sellers are testing higher price points.

While typical days on market sit at 56, they have shortened compared with earlier in the year, and roughly 24 percent of recent sales closed above list price, even as the average sale-to-list ratio hovers just under 100 percent.
