Inventory in Maricopa has been steady in this rolling three-month view, with active listings holding at 11 year over year. Homes sold have doubled compared with a year ago, and pending sales are up more than threefold, signaling a pickup in contracts even with limited new listings. At the same time, new listings have fallen sharply from last year, so buyers are seeing fewer fresh options come to market.

Pricing is reacting to this shift in a notable way, with the typical home value down by about half compared with a year earlier. The median list price has also dropped by roughly 50 percent year over year, pointing to sellers adjusting expectations to attract offers in a small, thinly traded market. Even with lower prices, homes are taking much longer to sell than they did a year ago, with the median days on market rising to around four months.

Conditions still tilt toward sellers overall, reflected in a seller’s market gauge reading, yet other indicators show buyers have leverage. Months of supply has narrowed from extremely elevated levels last year to under five months, while the average sale-to-list ratio has slipped to just over 90 percent and no recent sales closed above asking.
