Inventory in Maricopa has grown meaningfully in this rolling three-month view, with active listings up more than 50 percent year over year and sitting at 11 homes. New listings have also increased by roughly the same pace, while homes sold have dropped by about half, showing slower closed activity. Despite this softer sales pace, pending contracts are more than four times higher than a year ago, hinting that more deals are currently working through the pipeline.
This shift in supply and contract flow shows up clearly in the months of inventory, which has jumped to about 19 months and is more than triple last year’s level. Homes are staying on the market much longer, with the median days on market rising to about 161 days, up well over 100 percent year over year.
Pricing is responding to these conditions, as the typical home value is down by more than 10 percent from a year ago, and the median list price has fallen by a similar amount. Sellers are also receiving greater discounts, with the average sale-to-list ratio slipping to about 90 percent and no recent sales closing above the asking price.
