“This is our first experience selling this type of property, so we dont have much to compare it to, also, we really dont know what Pamela did in office to push our property. For example, if she showed our property and the person was hesitant because for a reason, ie not good lighting , too big, we dont know if pamela followed up with a phone call to person or other broker to help navigate a sale. There was never an open house, only help she had was on multiple listing. As far as we know never a caravan showing with local realtors. All in all Pamela did swell. Like I said at her desk she might have been pushing the sale beyond expectations. When I went in to chat about activity or lack of on the sale, I decided to lower price 1000, she did point out that it would bring house back up on listing. The typical home value in Eastern Goleta Valley is projected to be $2,012,500 for the month of November. October’s finalized data reported the typical value of a home in the city to be $1,950,000—up 1.56% over the previous 12 months. For comparison, county-level data pegged home values at $1,000,000 in Santa Barbara County for the most recent reporting period. That number is expected to float around $1,035,000 in November.

Eastern Goleta Valley had 22 new listings and 25 listings that went under contract in October, decreasing the area’s total available inventory to 58—down 7.94% from the previous month. Inventory is projected to have further decreased in November.

Of those 58 active listings, 32.76% reduced their price in the month of October. The median listing price for homes in Eastern Goleta Valley grew 25.3% from September to October, bringing the current median listing price to $1,998,500. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 57 days, compared to 61 days in October 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this November.
