Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Napa County is currently tilted toward buyers, with the market gauge indicating a buyer’s market and almost six months of supply available. Homes typically sit on the market for about 52 days, which signals that buyers generally have time to compare options and negotiate.

Conditions have shifted notably over the past year, as the typical home value is down compared with last June while the median list price has jumped more than 20 percent. At the same time, sales activity is picking up, with homes sold up more than 50 percent year over year and pending sales also rising strongly.

Inventory and activity patterns further explain the buyer-leaning environment, as active listings are holding near last year’s level while new listings have climbed more than 25 percent. Compared with California overall, Napa County has higher prices and more months of supply than the state’s roughly three months, underscoring the additional leverage buyers may have here, and Agent Pronto can help both buyers and sellers find an agent who understands these dynamics.

Families appreciate strong local schools, including Napa High School, and the resources of the Napa County Library system support all ages.

From historic homes in downtown Napa to vineyard estates in St. Helena and hillside retreats near American Canyon, each pocket of the county has its own market dynamics, commute patterns, and HOA or rural property considerations. “Lolli is wonderful. Worked with her twice now, and would do so again. She is communcative, knowledgable, kind and hard working. I trusted her to handle almost all aspects of selling my house, as I was living across the country at the time. She organized cleanup, repairs, staging, photos and everything else. “Angelina Rantissi was very professional and knowledgeable. She guided me through the whole process seamlesly. She said at the very beginning that she was available at any time and not to hesitate to call. This was very important to me, as I live in Maryland and the 3 hour time difference could have been problematic. She helped me find handymen and movers. I highly recommend her. Thank you Angelina !”
