Napa County is currently tilted toward buyers, with the market gauge signaling a clear buyer’s market. Months of supply has climbed to 7.9, more than double California’s 3.6 months, indicating that inventory is lasting longer and buyers have more options.
Home values and asking prices have been easing, with the typical home value down about 6 percent year over year and the median list price down roughly 12 percent. At the same time, homes are moving through the market faster than a year ago, as median days on market has fallen by about a quarter to 54 days, suggesting that well‑priced properties still attract solid interest.
