Year over year, La Sierra Hills home values have moved higher, with the typical home value up around 7 percent in this rolling three-month window ending April 2026 while Riverside overall has seen a slight decline. At the same time, local homes are commanding stronger terms, as the average sale-to-list ratio has climbed more than 5 percent from a year ago and nearly 60 percent of recent sales closed above the asking price.
