Central Visalia’s rolling three-month data through May 2026 points to a market that has become more active in the short term. Median sale prices climbed about 9% from the prior three-month period, while homes sold jumped nearly 39% and months of supply tightened from 3.3 to 2.7.

Shorter timelines are emerging as the median days on market dipped to 19, down slightly month over month. Sellers are seeing stronger pricing power, with the average sale-to-list ratio edging up to about 99% and more than 41% of homes closing above list. New listings, however, fell more than 15% during this period.

Looking at year-over-year patterns, values in Central Visalia are slightly below last year with a modest 2% decline in median sale price, and homes now take considerably longer to sell than a year ago. Even so, the share of properties selling above list has risen roughly 7% over the past year, suggesting that well-positioned homes still attract strong offers.
