December’s finalized data reported the typical value of a home in the county to be $520,000—up 1.96% over the previous 12 months. For comparison, state-level data pegged home values at $594,300 in Colorado for the most recent reporting period. That number is expected to float around $591,350 in January.
Arapahoe County had 298 new listings and 504 listings that went under contract in December, decreasing the area’s total available inventory to 1,268—down 31.75% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in Arapahoe County grew 0.72% from November to December, bringing the current median listing price to $492,500.
