Year-over-year trends in Kersey’s rolling three-month data point to notable price growth and shifting dynamics. Typical home values are up more than 12 percent compared with a year ago, while the median list price has climbed roughly 36 percent. At the same time, homes sold over this rolling period have declined more than 20 percent, showing fewer closed transactions despite higher prices.
