Larimer County is seeing more homes come to market and more buyers writing contracts. Active listings climbed to 2,773 in April, up both from last month and from a year ago. At the same time, pending sales jumped nearly 6 percent month over month and more than 11 percent year over year, signaling strong buyer interest.

Prices are responding with steady but modest movement rather than sharp swings. The typical home value in April was about $563,000, edging up around 2 percent from a year earlier even as the median list price dipped slightly year over year. With months of supply holding at 3.8, inventory is tighter than the statewide Colorado level of 4 months, helping support values despite more listings.

Marketing time has shortened notably in recent months, dropping from 90 days in February to 54 days in April, though it is still far higher than a year ago. Around 20 percent of homes are now selling above list price and the average sale-to-list ratio is just under 100 percent, suggesting sellers who price correctly are achieving near-asking offers.
