Summit County is seeing a notable buildup of homes for sale, with active listings up nearly 13 percent from last month and roughly 8 percent higher than a year ago. Months of supply has climbed to about eight, more than double the level in Colorado overall and sharply higher than last year, signaling clear leverage for buyers. Even with this buyer-friendly backdrop, pending sales are slightly above last year, showing that well-priced homes are still going under contract.
Home values are moving higher despite the looser conditions. The typical home value has jumped more than 20 percent year over year, and the median list price is up about 11 percent over the same period, even though homes sold are down roughly 6 percent from last year. Buyers have some room to negotiate, as the average sale-to-list ratio is just over 97 percent and only about 6 percent of homes are closing above the asking price.
Time on market is shortening quickly, with the median days on market dropping from 43 in June to about a month in July, and far lower than earlier in the year. At the same time, fewer new listings came to market compared with last month, which could matter for buyers hoping for fresh options.
