Summit County is seeing more homes available and steady sales activity. Active listings climbed to 889 in May, up more than 20% from April, while homes sold held roughly flat at 117. New listings jumped sharply month over month, rising over 40%, even as pending sales slipped slightly.
Pricing is responding to this mix of stronger inventory and stable demand. The typical home value in Summit County reached about $1.23 million in May, nearly 32% higher than in April and more than 20% above last year. However, the average sale-to-list ratio edged down to around 97%, and only about 5% of homes sold above their list price, signaling buyers have gained some leverage at the negotiation table.
Homes are taking longer to move than a year ago, with median days on market now at 41 and up sharply year over year, and months of supply has climbed to 6.8 compared with about 4 months statewide in Colorado. That elevated supply, combined with slightly softer bidding, lines up with Summit County’s current label as a buyer’s market.
