Inventory in Summit County has expanded notably, with about 1,129 active listings, up sharply from last month and slightly higher than a year ago. New listings also increased, climbing nearly a third month over month and more than 10 percent year over year, giving buyers more options. Contracts are picking up alongside this supply, as homes sold jumped by more than 30 percent from May and are up nearly 50 percent from last June, while pending sales surged about 58 percent month over month.

Pricing is adjusting amid this stronger flow of listings and sales. The typical home value is up nearly 20 percent compared with last year, even though it slipped almost 10 percent from May, and median list prices are down modestly year over year despite a solid monthly gain.

Pace of sales has moderated, with the median days on market now around 43, higher than last month and dramatically above year-ago levels, and only about 4 percent of homes are selling above list price. Months of supply sits near 6.5, well above Colorado’s 4.2 months, and the local gauge points to a buyer’s market where purchasers have more leverage and time to decide. Even so, an average sale-to-list ratio near 98 percent shows sellers are still achieving prices close to asking.
