Keystone’s housing supply is relatively strong right now, with 93 homes on the market and 7.2 months of supply. New listings reached 28 in March 2026, only slightly below last year, while pending sales slipped to 10 and are down more than 23 percent year over year. Inventory has grown nearly 15 percent since last month but is still more than 26 percent lower than a year ago, signaling slower buyer activity rather than a flood of new homes.
Prices are reacting to this slower pace in interesting ways, with the typical home value at about $1,375,000 after jumping nearly 30 percent over the past year and more than 12 percent in just one month. The median list price, currently around $944,500, climbed close to 12 percent month over month, even as homes are taking a median of 83 days to sell, which is almost 60 percent faster than last month but more than triple the time from a year ago.
Only about 17 percent of active listings have had a price drop, and the average sale-to-list ratio sits just under 0.98, with no recent homes closing above list price. Keystone’s typical home value is also higher than Summit County overall, where it stands at about $1,225,000 and is projected to reach $1,307,500.
