December’s finalized data reported the typical value of a home in the county to be $686,650—up 60.81% over the previous 12 months. For comparison, state-level data pegged home values at $594,300 in Colorado for the most recent reporting period. That number is expected to float around $591,350 in January.

Clear Creek County had 4 new listings and 8 listings that went under contract in December, decreasing the area’s total available inventory to 64—down 22.89% from the previous month. Inventory is projected to have further decreased in January.

Of those 64 active listings, 18.75% reduced their price in the month of December. The median listing price for homes in Clear Creek County grew 43.88% from November to December, bringing the current median listing price to $611,500. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
