Contract activity accelerated as well, as pending sales climbed more than 13% month over month and about 8% year over year, while closed sales rose nearly 10% from April.

List prices are rising more moderately, holding near $424,000 and up about 6% year over year, which suggests sellers are pushing values higher but not dramatically.

Speed and competition still favor sellers overall, though there are signs of some shifting. Homes spent a median of 28 days on the market in May, faster than in April but slower than a year ago, and roughly 61% of sales closed above list price with the average sale-to-list ratio near 103% in this seller’s market.
