Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Inventory in New London County tightened slightly in July, with about 970 active listings and months of supply falling to 1.6. Even with fewer new listings coming to market than a year ago, closed sales jumped nearly 29 percent year over year, showing that buyers are still moving quickly when suitable homes appear.

Pricing is responding to this steady demand, as the typical home value is up almost 5 percent from last year even though it dipped modestly from June. Sellers are still in a strong position overall, with more than half of homes selling above list price and the average sale-to-list ratio just over 102 percent.

Compared with Connecticut as a whole, New London County has lower typical sale prices but also leaner inventory, given the county’s 1.6 months of supply versus about 2.2 months at the state level. Conditions still favor sellers, yet buyers are gaining a bit more time, with homes spending a median of 36 days on the market, far higher than a year ago but longer than earlier this spring. In this shifting but still tight environment, both buyers and sellers can benefit from Agent Pronto’s help in connecting with an experienced local agent who understands these trends.

“It was an absolute pleasure to work with Adam and get to know him. Amid a series of unexpected twists, turns and surprises in the selling of our home and purchasing of a new one, Adam remained remarkably poised. In those situations where we felt pressure, his steady hand, deep knowledge and clear communication put us at ease and allowed us to get good results. Every single person Adam recommended to help us was an all-star - from the mortgage lender, to our attorney to the plumber, painter and electrician; Adam keeps good company. As we begin our new chapter in an entirely renovated home a mile from the beach, we will always know that Adam played a huge role in our dream home. He listened to what we wanted and when we found a property that fit the criteria - despite it needing a ton of work- he let us go through with the process. In the end, we are grateful he guided us down this path.”

“We can't recommend Deanna Tighe highly enough! From start to finish, she was an exceptional communicator, always keeping us in the loop and guiding us through each step of the home-buying process. Her deep knowledge of the local market and the town where we purchased was invaluable. She connected me with trusted inspectors and vendors, ensuring we were starting on the right foot with this property. What truly stood out, though, was how Deanna handled a particularly challenging situation with difficult sellers. She fiercely negotiated on our behalf and provided me reassurance, even when I felt the purchase might not happen. Ultimately Deanna secured the perfect home for my family. I couldn’t be happier with the outcome and am so grateful for her expertise and dedication!”
