January’s finalized data reported the typical value of a home in the neighborhood to be $722,000—down 6.54% over the previous 12 months. For comparison, city-level data pegged home values at $652,500 in Washington for the most recent reporting period. That number is expected to float around $621,250 in February.

Columbia Heights had 66 new listings and 63 listings that went under contract in January, decreasing the area’s total available inventory to 100—down 13.79% from the previous month. Inventory is projected to have further decreased in February.

The median listing price for homes in Columbia Heights fell 5.21% from December to January, bringing the current median listing price to $644,450. Based on projected data for February, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
