Southwest Waterfront currently reflects a neutral market, with conditions tilted slightly toward buyers. A high 9.2 months of supply and a median of 109 days on market indicate that homes are taking longer to sell and inventory is ample compared with the broader Washington market, which sits at 6.6 months of supply.
Prices in this rolling three-month window are down notably from a year ago, with the typical home value falling about 23 percent year over year.
