Inventory in Southwest Washington has expanded in this rolling three-month view, with active listings up about 9 percent year over year to 196 and new listings jumping more than 25 percent. With months of supply soaring to 10.8 from much lower levels a year ago and now well above the broader Washington city level of 6 months, buyers are seeing a noticeably deeper pool of options.

Contract activity has cooled relative to last year even as more homes come to market, with homes sold down roughly 16 percent year over year and pending sales off about 11 percent. Properties are taking much longer to find buyers, as the median days on market has climbed sharply to 80 days, signaling more breathing room for shoppers and a need for sellers to be patient.

Pricing is reacting in mixed ways in this environment, as the typical home value is up just over 20 percent year over year while the median list price has fallen by about 14 percent. A smaller share of homes, about 16.6 percent, is closing above list even though the average sale-to-list ratio still hovers at essentially 100 percent, showing that accurately priced homes can command solid offers.
