In Southwest Washington, a rolling three-month view through July 2026 shows inventory building while contract activity has cooled from a year ago. Active listings are up more than 20 percent year over year and months of supply has surged to about double the broader Washington city level, even as homes sold and pending sales have both declined compared with last year.

Pricing is adjusting to this softer demand, with the typical home value down sharply from a year earlier and the median list price also significantly lower year over year. Sellers are still achieving close to asking, with the average sale-to-list ratio just under 97 percent and a modest rise in the share of homes selling above list price.

Homes are taking much longer to go under contract, with the median days on market increasing dramatically compared with last year as buyers take more time to decide. Even with these shifts, the market gauge still characterizes Southwest Washington as leaning toward sellers, reflecting that well-priced homes can find buyers despite the slower pace.
