In Southwest Washington, buyers are seeing a leaner selection with 91 homes on the market in February 2026, down about 20 percent from a year ago. New listings also slowed sharply, with 56 properties hitting the market and pending sales down roughly 22 percent year over year, pointing to a cooler contract pace.
Pricing is adjusting to this environment, as the typical home value stands at about $338,900, more than 15 percent lower than last year and roughly 5 percent below the prior month. Even with that pullback, the median list price climbed to around $409,500, rising more than 10 percent month over month as sellers test higher asking prices.
Homes are taking longer to go under contract month to month, with the median days on market at about 90.5 days, though they are still selling faster than a year ago. Southwest Washington remains a seller’s market with a market gauge of 23, and about 36 percent of recent sales closed above list while the average sale-to-list ratio hovered near 0.99. Compared with the broader Washington city, where the typical home value is about $594,500, this area offers relatively lower price points even as values are projected to ease to around $329,850 next month and inventory to edge up to 92 homes.
