October’s finalized data reported the typical value of a home in the neighborhood to be $387,500—up 3.33% over the previous 12 months. For comparison, city-level data pegged home values at $407,500 in Newark for the most recent reporting period. That number is expected to float around $430,130 in November.

South Newark had 12 new listings and 13 listings that went under contract in October, decreasing the area’s total available inventory to 6—down 14.29% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in South Newark fell 12.75% from September to October, bringing the current median listing price to $304,500. Based on projected data for November, listing prices may continue to fall.
