Year over year through September 2026, New Castle County’s typical home value is up modestly, while inventory and supply have expanded noticeably. Active listings climbed strongly compared with last year and months of supply is up by about half, signaling more options even as the area still sits in a seller’s market.
In the latest monthly snapshot, buyers saw a median list price in the high $300,000s, roughly flat compared with a year ago but slightly higher than the prior month. Homes spent a median of 35 days on the market and the average sale-to-list price hovered just under 100 percent, with about three in ten properties still selling above the asking price.
