Year-over-year in April 2026, New Castle County’s typical home value edged up slightly, while the broader Delaware market saw a somewhat stronger gain. Inventory expanded faster locally, with active listings up more than 13 percent compared with last year, versus a smaller statewide increase of just over 7 percent.

In the latest monthly snapshot, buyers saw more options as active listings climbed to 1,666 and new listings rose nearly 13 percent from March. Even with that added supply, homes still sold at just over 100 percent of list price on average, and about 43 percent of sales closed above asking.

Conditions have shifted from the extremely tight environment of last year, with months of supply rising to 2.6 from much leaner levels, giving some buyers a bit more breathing room. At the same time, demand remains steady with 629 pending sales in April and a sharp drop in median days on market from March, down to about a month.
